Pest Share Training – Module 3: Understanding Pest Coverage
Learn how Pest Share packages work, what’s covered, and how to explain coverage options to residents.
Learning Objective
Understand the Pest Share package structure and how to explain coverage.
Pest Control Can Be Expensive!

As you can see, pest control can be expensive when residents have to seek treatment outside of the Pest Share program. The Pest Share model lets Property Managers offer residents access to professional pest control services for a fraction of the cost of traditional out-of-pocket treatment, making quality pest control more accessible while providing a valuable benefit to residents.
The Property Manager chooses which Pest Share package—or packages—they want to offer to their residents.
Residents or property owners are then charged a monthly fee for the selected pest package.
Each package includes specific pests that are eligible for treatment. Covered pests can be treated up to 4 times in a 12-month period, including any necessary follow-up treatments related to the same pest issue.
What Does the Service Include?
Pest Share service is primarily designed for interior pest treatment, with a couple of important exceptions:
1. Areas Attached to the Home
Areas attached to the structure that have a floor can also be treated, such as:
- Garages
- Sunrooms
- Patios
2. Pest Issues Originating Outdoors
When a covered pest problem originates outside and enters the home, the service provider may also treat the exterior as needed.
A few examples include:
- Fleas
- An ant trail entering the home
- Bees or wasps
The service provider assesses the pest issue and determines when an exterior treatment is necessary to effectively resolve the problem.
Pest Share Coverage: Package Options at a Glance
Pest Share offers four package levels — Basic, Plus, Pro, and Premium — with coverage expanding as you move through the package options. The chart below provides a quick look at the pests included with each plan.

Q: Can a property manager choose more than one pest package?
Yes! Property managers have the flexibility to choose package options based on the pests most commonly found in their area and the needs of their communities. Where the program allows, offering multiple package options also gives residents the ability to select the level of coverage they feel most comfortable with.
📣The GREAT News! — Pest Share Can Be Your One-Stop Shop
One of the biggest advantages of Pest Share is that residents can submit a service request for almost any pest issue they are experiencing.
What Happens If the Pest Isn't Covered?
Not every pest is included in every Pest Share package—but that doesn’t necessarily mean Pest Share can’t treat it.
If a submitted pest is included in the resident’s Pest Share package, the request follows the standard covered service workflow.
If the pest is not included in the package, the request will be identified as “Not Covered” and may follow a different workflow depending on the pest and applicable traffic-light rules.
Here’s What May Happen
- A treatment quote may be generated during the submission process and presented to the resident. The resident can then decide whether they would like to move forward with the treatment at their own expense.
- In some cases, the request may be routed through the Pest Share Action Center for property management review. The property manager can decide whether to cover the treatment cost or pass the cost on to the resident.
- For certain pests or services, a standard quote may not be available during submission. Instead, a local service provider may need to perform an inspection and provide a quote. The quote will then be sent directly to the property manager for review and a decision on how to proceed.
📒 Coverage Doesn’t Have to Mean Limits
-
Clearly communicate to the resident what pests are included in their pest coverage
-
Explain that Pest Share can also treat for pests that are not included in their coverage for an additional out-of-pocket expense.
This makes Pest Share more than just a pest package; it can be a convenient one-stop solution for all pests!
